I recently learned a statistic that absolutely shocked me, only about 3% of veterans use and know about the VA Home Loan program. My hottie Marine (and long time boyfriend) is currently leveraging this option for a home of his very own. To all my veterans out there, you should know this is available to you! (tag a vet)

This is the best type of financing that exists. It allows you to apply your monthly BAH or income towards a mortgage and get equity on your home. You also don’t have to worry if a few years later you end up PCS-ing as it has no prepayment penalties.

A few key benefits:

o% down!

No mortgage insurance

Lower interest rates

Flexible qualifying

Don’t forget to make sure you have your COE (certificate of eligibility) and if you’re not sure how to find it, let me know, I can help!

Common Misconceptions:

Are VA loans harder to appraise? No, it’s the same appraisers that do conventional or FHA, the difference is you don’t get to pick who it is.

Isn’t the loan amount way lower than the median home cost? It varies depending on your county and in some cases based on your credit score

Can I buy a house above the VA loan amount? You sure can, you just have to put down 25% of every dollar over.

Don’t VA loans have strict requirements? The home has to be in living and working condition as well as have termite level 1 clearance, if it’s a condo, the HOA must be VA approved.

Thank you for all you do to keep us safe, I promise to do my part in finding you a home!
